Inspections of properties can be carried out at a time convenient to you, just speak to one of our Property Managers to arrange an inspection time. However, prior notice is advisable as many of our properties are currently tenanted and require 24 hours notice.
Found a property?
Complete and sign our Neville Richards online application form and return to our office by email, fax or hand deliver.
Supporting documentation is also required to accompany an application such as identification, pay slips and recent bank statements.
We will acknowledge your application within 24 hours and advise you as soon as the Landlord has made a decision.
If your application is successful, the next step is to sign the lease agreement and pay the first month's rent in advance as well as the security bond which is payable to the Residential Tenancies Bond Authority. The Authority keeps your bond for the duration of your tenancy.
Once the paperwork is completed, you will be provided with a set of keys and a Condition Report. This report needs to be reviewed, signed and a copy returned to our office.
Your rights and responsibility as a tenant will be explained to you by your Property Manager. However, you can seek further information through the Consumer Affairs Victoria website.
Already a Neville Richards tenant?
Your Property Manager is committed to ensuring all aspects of your tenancy run smoothly. This includes inspections conducted on behalf of the Landlord at regular intervals during your tenancy.
Repairs & Maintenance
We ask that you immediately report to our office any matters requiring repairs or maintenance to avoid risk of injury to persons or damage to the rented property. Any maintenance arranged by the tenant outside our normal business hours will be at the tenant's cost unless it is proven to be an emergency. Maintenance requests must be in in writing and can be sent via our website using our online Maintenance Request form.
